How do the application fees work?
Applicants are required to pay application fees to TLC only when we accept their application and choose to move forward and offer them the property – at that time we conduct the credit/criminal/eviction reports and that last step will let us know if they are approved or not.
What is the process of determining my property's rent price?
We'll use practical tools and result-oriented strategies to determine the proper rent. Among other practices, we conduct deep research and market comparisons. All the gathered knowledge allows us to create highly competitive rent prices.
What methods do you use to collect rent?
We have different payment methods: mail, office delivery, or online payments.
I prefer direct deposits. Is it possible?
Yes, we can agree to make direct deposits to your preferred bank account. This is our recommended option.
Do you screen renters?
Yes, we screen all the prospective tenants. The screening process covers a variety of tests. These include criminal history, credit checks, and employment verification. The tests have been chosen to lower the risk of admitting problematic tenants. We also call previous landlords and personal references to further help determine the character of the applicant.
Can I keep my current insurance?
TLC must be listed as an additional insured party – Please check with your insurer to make sure that you keep the coverage, once determined and updated, you will need to provide TLC with proof of agency and mail copy of the policy declaration to the TLC office. Your insurance will not cover the tenants' personal belongings so TLC requires all our renters to have adequate renters’ insurance. This greatly helps to solve emergency issues.
What must a tenant do before moving in?
First, your tenant needs to successfully get through the screening process. When that goes well, they are obligated to pay the full security deposit and any prorated/first month's rent due at the time of signing. At the time of signing, they need to read through the legal documents and agree with all the terms in order to receive keys.
How is a tenant cleared at the end of their lease?
When a tenant would like to move, they are required to submit a 30-day written notice and provide it to TLC. When your tenant moves out, we inspect the property's condition thoroughly, complete our between-tenant maintenance, pay any bills associated with it, tenant's security deposit will cover their responsibilities, and normal wear and tear will fall under owner. The final step is completing their security deposit resolution which is where they get an accounting of their security deposit and any remaining balance sent to them within 30 days of the keys being returned.
What kinds of inspections do you conduct?
We do move-in and move-out inspections. First Year Tenancy inspections and annual inspections for ALL tenants. As per your request, we can do an unlimited number of drive-by inspections. This way, you can ensure the property remains in good condition.
How are the utilities organized?
When tenants move into your property, all tenants are required to transfer utilities into their name. Tenants are required to pay for all utilities, unless specified between TLC and the owner of the property, if the owner would like to keep services in their name and have tenants reimburse (not recommended, but can be completed). An example would be trash collection or landscaping services, all other utilities we wish the tenants to be responsible for, unless it is an apartment complex, then the owner is legally obligated to cover these utilities. TLC can pay these bills and attach them to the monthly owner statement, which helps to get all that information on the year-end statements for tax purposes.
What happens if a tenant doesn’t pay rent on time?
Our lease agreements contain strict rules about rent payment delays and failures. Tenants have to quickly pay the late fees after receiving the notice. Continuing payment default results in eviction. Rent is due on the 1-5, considered late as of the 6th. Nonpayment notices are sent out on the 8th of the month and management provides a legal 14-day notice to pay or TLC starts an eviction.
What's the policy for property damage?
We will repair all damage using our licensed and professional partners. IF the repairs will exceed our allotted approved threshold of $450 then TLC will notify the owner directly to discuss details and how you would like to proceed. When we get your permission, we'll begin the work at the earliest moment possible. All maintenance and unexpected repairs are done using high-quality vendors at their best price.
What types of reports can I access as a property owner?
Any report that TLC provides to you on your monthly statement, you can find on our owner portal, as well as yearly 1099s. These reports include regular statements for income and expenses.
Should I allow pets or smokers in my rental property?
Smoking is NOT ALLOWED inside any TLC home/garage. This will immediately result in a violation or possible termination of the rental agreement and all repair costs (repaint) will be the tenant's responsibility (considering when paint was originally done) and be deducted from the tenant's security deposit.
When it comes to pets, you should keep in mind that being too strict could cost you a considerable number of prospects. Also, keep in mind that when applicants provide management with an ESA letter, we are not legally allowed to deny the pet.
Is it a good idea to welcome pets or smokers?
Not at all. You retain decision-making authority and can decide how involved you’d like to be in routine matters.
Does hiring a property manager lead to loss of all control?
No, property management means that you can still have a say in your property and determine the level of involvement you’d like to retain. However, our goal is to provide peace of mind that we are capable to manage whatever is needed for your property with little involvement, so you can feel relaxed and confident in the decision to hire a property manager.
